Professional New Construction Surface Preparation and Repairs
New does not automatically mean paint-ready. Drywall joints, fasteners, sanding scratches, damaged corners, open trim joints, raised fibres and trade impacts often become more visible after primer and under installed lighting.
Nexa Painting inspects and prepares included surfaces to the contract standard. We can complete agreed minor repairs and coordinate larger deficiencies with the responsible trade, keeping responsibility and change costs clear.

What Does Paint-Ready Mean for Your New Build?
'Paint-ready' should describe an agreed condition, not an assumption between trades. Before finish painting, identify surfaces needing correction and who is responsible. Photos and a room-by-room list make the handover clearer for the builder, owner and painting team.
Separate routine preparation from larger deficiencies or damage after an earlier painting stage. Nexa can clarify the included repair allowance and how additional work will be assessed and approved. Review the intended finish under normal project lighting before proceeding. Setting these expectations early helps prevent disagreements at completion and gives everyone a practical reference for judging the appearance of the finished rooms.

Frequently Asked Questions
Who is responsible for drywall touch-ups?
The contract should distinguish painter preparation from drywall-trade deficiencies. Minor touch-ups may be included, while broad refloating is additional.
Why do defects appear after primer?
Primer creates a more uniform surface and changes light reflection, making ridges, scratches, pinholes and texture differences easier to see.
Can paint hide poor drywall?
No. Flat paint may reduce minor visibility, but coating cannot flatten ridges, correct joints or remove sanding scratches.
Do you caulk every trim joint?
We caulk suitable stationary paint-grade joints. Large gaps, moving joints and poorly fitted millwork may need carpentry correction.
How are other-trade damages handled?
We document damage found after completed work and identify it as additional repair where appropriate.
What lighting is used for inspection?
We review under normal project lighting and, when useful, directional task lighting. Expectations should match the agreed finish standard.
